This is the planning part of your project. During this phase, we prepare concept drawings and determine the scope of work. Our architectural designers, planning consultants and construction experts visit your property to carry out inspections and identify any potential challenges. Field work is conducted to collect data and prepare reports, so that accurate design drawings can be made.
Upon completion of the design concepts, a presentation meeting is scheduled with the designer. The drawings are reviewed and requested changes are made to the designs. The investment range in context of the designs is discussed and adjustments are made to the design concepts. The design team then proceeds to preparing the final versions of the design drawings for your approval.
This is the most fun and creatively challenging part of the project - you get to schedule a day with the designer to do some shopping! Obtaining the right products is an important aspect of any new build project. With decades of experience, well established networks, and massive product libraries, we offer the most enticing, beautiful and functional products to our clients to define their luxury homes.
As the final step of Design Development, our lead architectural designer will schedule a meeting with you to present the final design drawings. Stonebrooke will categorize the complete scope of work and the project schedule. Once the drawings and the project scope are approved, we will establish the total price and present you with a Fixed Price Agreement outlining each component of the project.
Everything is included in our Fixed Price Construction Agreement - you will have no additional costs or surprises along the way. You can review the scope of work and the end to end project schedule with the designer. At this point, you will also be presented with 3D coloured concept renderings. Once the Construction Agreement is signed, a start date will be determined by Stonebrooke.
Before the start of construction, our construction manager will facilitate an introductory onsite meeting between you and the architectural designer. You can also discuss the construction schedule during this time. Prior to commencement of the construction activities, our experienced staff shall secure the building lot and start to mobilize construction equipment to prepare the site for construction.
Regular site inspections will be carried out by our construction manager to make sure each stage of work performed is to the highest level of quality and building code industry standards. The construction manager will also be in touch with you and the designer to post updates on project progress. During this phase, we will also continue to invoice you as scheduled in the Construction Agreement.
Upon completion of construction, every inch of space will be inspected for any minor cosmetic touch ups. The home will then be professionally cleaned and left looking flawless. The exterior grounds will be groomed by our professional landscaping team. Complementary videos and photographs will also be taken. Stonebrooke staff will be in contact with you to schedule a pre-delivery inspection.
After a pre-delivery inspection, our staff to will walk you through the newly constructed home to fully explain all the features to familiarize you with the new space, and to make sure you have a seamless transition moving into your new home. Once all the final inspections are passed and legal arrangements are fulfilled, you will receive the keys to your new home ready to move in. This officially marks the end of the project.
